How Zugrow Is Building Autonomous Hosting for Short-Term Rentals

Zugrow is building an AI-first property management platform for short-term rental hosts and property managers. The aim is simple: reduce the amount of repetitive operational work involved in running multiple properties, while keeping the host in control.

At the centre of the platform is the Zugrow AI Agent Hub. Instead of treating AI as a separate chatbot, Zugrow gives specific agents access to the context they need to help with day-to-day hosting tasks.

Current agents include guest messaging, guest vetting and autonomous pricing, with further agents planned for maintenance, reviews, upsells, stay issues, deposits and verification. Hosts can start agents in a suggestion mode and move individual agents into automatic operation once they are comfortable with how they perform. Zugrow

One platform for the operating side of hosting

The core Zugrow platform brings together the parts of short-term rental management that would otherwise sit across several systems.

That includes:

The platform is built around the idea that automation should work with the underlying reservation and property data rather than simply generating text on top of it. Zugrow

AI agents with different levels of autonomy

One of the harder product problems is deciding how much control an AI agent should have.

Zugrow's approach is to let hosts control this individually. An agent can remain off, operate in a suggestion mode where the host approves its proposed action, or move into automatic operation for supported tasks.

There are also boundaries around sensitive actions. For example, Zugrow states that price floors, guest declines and charges are not crossed automatically. Zugrow

You can see the current agent model in more detail on the AI Agent Hub page.

Connecting the booking channels

A PMS becomes far more useful when the host does not need to jump between several booking platforms.

Zugrow is being built to bring channel data into a single operating layer, including reservations and guest conversations from services such as Airbnb, Booking.com and Vrbo.

This feeds into the unified inbox, calendar, reporting and AI systems so each part of the platform can work from the same underlying information. The main platform overview is available on the Zugrow homepage. Zugrow

Pricing without booking commission

Zugrow uses a per-property subscription model rather than taking a percentage of reservations.

There is a free Solo tier for one property, while paid plans currently start from £16.60 per property per month when billed annually. Paid plans include the AI agents, channel connections and 0% booking commission. Zugrow

Full details are available on the Zugrow pricing page.

Tools outside the main PMS

We're also building smaller tools around the main platform.

One example is the Zugrow Digital Guidebook, which gives guests a digital source for check-in information, house rules, local recommendations and other stay information. Zugrow

These tools can operate independently but are intended to fit into the wider hosting workflow.

What we're working on next

The current focus is expanding the areas where the software can safely perform work rather than simply display information.

That includes:

Some of these are already available and others remain on the product roadmap. Zugrow

The broader goal is to see how much of the repetitive operating work behind short-term rentals can be handled by software while still leaving clear visibility and control with the host.

You can see the platform at zugrow.com or read more about the company on the About Zugrow page.
