Zugrow: AI-first property management for short-term rentals
Zugrow is a property management platform built for short-term rental hosts managing multiple properties across channels such as Airbnb, Booking.com, Vrbo and Google Vacation Rentals.
The project started from a practical problem: once a host grows beyond a handful of properties, the amount of repetitive operational work rises quickly. Guest messages, calendar changes, cleaning coordination, maintenance, pricing, reviews and team communication all sit across different systems.
Zugrow brings those workflows into one platform and adds an AI Agent Hub that can assist with or automate repetitive tasks.

AI Agent Hub
A major part of the project is moving beyond a standard PMS where the user has to manually operate every workflow.
Zugrow uses specialised AI agents for individual areas of the hosting operation. Examples include:
- Guest Messaging Agent — handles common guest questions and message workflows
- Pricing Agent — assists with rate changes using property and booking data
- Review Responder — prepares responses to guest reviews
- Maintenance Agent — identifies, records and coordinates maintenance tasks
- Operations Agent — assists with repetitive admin and property-management tasks
Hosts remain in control of how much autonomy each agent receives. An agent can suggest an action for approval or perform supported actions automatically.
Architecture
The system is being built as a web-based SaaS platform with a central property and reservation data model.
External booking channels feed data into Zugrow, where it is normalised before being used by the calendar, inbox, reporting and AI systems.
The AI layer sits above the underlying PMS functions rather than operating as a separate chatbot. This means agents can use relevant property, reservation and operational context when deciding what action to suggest or perform.
Current development
The project is actively being developed.
Current work includes:
- expanding booking-channel connectivity
- improving the AI agent orchestration layer
- adding more configurable automation controls
- improving direct-booking functionality
- guest verification and deposit workflows
- improving reporting and pricing intelligence
- refining onboarding for hosts migrating from other PMS platforms
The aim is to create a PMS where software handles much more of the repetitive operational workload while the host retains visibility and control.
